Loft Conversion Staircase Options

The staircase, sometimes an overlooked feature that has the ability to radically change your loft conversion.  With the involvement of an experience loft conversion company and/or a good architect there are often simple yet clever alternative layout options that can positively affect both your loft conversion and the existing home. The main question you want to tackle is, where is it best to depart the lower floor, where is it best to arrive at the upper floor, and how those two points can most effectively be connected by a staircase.

Stairs above stairs

Deemed to be the most efficient use of space whilst creating a symmetrical aesthetic to your home’s layout, this is the most popular place for the new loft conversion staircase to be positioned.

Taking away a section of another room

There is the option to position your new staircase independently, this can be achieved by taking space from either a spare room or the largest room of your property.  

Open plan mezzanine loft

An option which can work well in a single-occupancy dwelling or as an occasional room.  This style of loft conversion is considered one room from a regulatory purpose; therefore, eliminating the need for separating walls and fire doors.  We would always advice that you speak to a Building Control Inspector if you are looking to incorporate this type of conversion.

Space saver staircase

Alternate step stairs take up less room than a standard staircase due to their design so are ideal for homes with limited space.  This option is often unpopular with Building Regulation Inspectors, careful planning and consultation would be required to gain approval for this option.

Think outside

A strategically placed dormer can provide the headroom required to fit in your staircase and maximise the amount of room inside your loft conversion.  Guidance should be sort from an architect and loft conversion specialist when looking into this option.

The regulations

All loft conversions must comply with building regulations, even if the conversion is being undertaken within permitted development rights.  The regulations regarding a loft staircase are as follows:

  • A fixed staircase must be in place to provide safe access to and from the loft room
  • The staircase can have a maximum steepness pitch of 42 degrees
  • Minimum headroom height is set at 1.9m
  • All risers must be equal
  • A handrail must be provided when there is a drop of more than 600mm, meaning the maximum number of steps permitted on most staircases without a handrail is two
  • Space saver stairs may be used, but only if serving a single room
